August 2026 Real Estate Market Update: Fewer Listings and a Market Worth Watching
The Greater Toronto Area real estate market continued to shift in August 2026, with a noticeable decline in the number of homes coming to market compared to the same time last year.
According to the Toronto Regional Real Estate Board (TRREB), both sales and new listings were lower year-over-year. While home prices remain below 2025 levels, the reduction in available inventory could become an important factor heading into the fall market.

August 2026 GTA Market at a Glance
- 5,057 home sales — down 2.1% year-over-year
- 12,075 new listings — down 14.1% year-over-year
- $993,410 average selling price — down 2.7% year-over-year
- 4.5% decline in the MLS® HPI Composite Benchmark year-over-year

The average selling price edged higher compared to July on a seasonally adjusted basis, while the MLS® HPI Composite Benchmark remained essentially unchanged month-over-month.

Fewer Listings Mean Less Choice for Buyers
One of the most notable trends in August was the decline in new listings.
With 14.1% fewer new listings entering the market compared to August 2025, buyers in some GTA neighbourhoods are finding fewer properties to choose from. Although overall market conditions remain more balanced than in previous years, a sustained decline in inventory could gradually increase competition for desirable homes.
This is a trend worth watching as we move into the fall market.
If buyer demand strengthens while inventory remains limited, sellers could begin to see improved conditions and potentially stronger pricing.
Â
What Does This Mean for Sellers?
For homeowners considering selling, the August numbers highlight the importance of understanding local inventory and buyer demand.
A lower number of competing listings can create an opportunity for well-positioned homes, particularly when a property is priced appropriately and presented effectively.
However, the GTA is a large and diverse market. Conditions can vary significantly between municipalities, neighbourhoods and property types. What is happening across the GTA does not necessarily reflect what is happening in Milton, Oakville or your specific neighbourhood.
That is why a local market analysis is so important before making a decision to sell.
Â
What Does This Mean for Buyers?
For buyers, fewer listings can mean less choice and increased competition for properties that meet their needs.
Some buyers may be tempted to wait for greater economic certainty, while others may choose to move forward before a potential increase in competition or prices.
There is no one-size-fits-all answer. The right decision depends on your timeline, financial position, desired location and the type of property you are looking for.
Â
Home Prices Remain Below Last Year
Despite signs of tightening inventory, prices remain lower than they were a year ago.
The average GTA selling price was $993,410 in August 2026, representing a 2.7% decrease from August 2025. The MLS® HPI Composite Benchmark was down 4.5% year-over-year.
At the same time, prices have shown some stability when compared with the previous month.
This combination of relatively stable prices and reduced inventory creates an interesting environment for both buyers and sellers heading into the remainder of 2026.

Looking Ahead to the Fall Market
The next few months could be particularly important for the GTA housing market.
If more homeowners decide to list as market conditions improve, buyers could regain some of the choice they have recently lost. On the other hand, if inventory remains constrained while demand increases, competition could strengthen.
Economic factors will also continue to influence the market, including employment, inflation, mortgage rates and consumer confidence.
For homeowners and buyers, the key takeaway is simple: the GTA market is changing, and local conditions matter.

What Does the August Market Mean for Milton?
Milton’s real estate market can behave differently from the broader GTA, which is why GTA-wide statistics should always be considered alongside local data.
Whether you’re thinking about selling your Milton home, purchasing your first property, moving up, downsizing or simply wondering what your home could be worth, understanding current neighbourhood-level trends can help you make a more informed decision.
At Keystone Realty Advisors, we believe real estate decisions should be based on more than headlines and market-wide statistics. Our team can help you understand current inventory, recent comparable sales, pricing trends and buyer activity specific to your property and neighbourhood.
