Market Update – July 2026 | Fewer Listings Create a More Competitive Market

The Greater Toronto Area (GTA) real estate market continued to shift in July 2026 as inventory declined and buyer competition increased. According to the latest Toronto Regional Real Estate Board (TRREB) market report, home sales remained relatively stable year-over-year while the number of new listings dropped significantly, resulting in tighter market conditions.

  • The MLS® Home Price Index (HPI) benchmark declined 4.6% year-over-year.
  • On a seasonally adjusted basis, home sales increased compared to June while new listings continued to decline.

 

While prices remain below last year’s levels, the reduction in available inventory is beginning to change market dynamics.
